This is the first post in a series of articles which will discuss ways in which one can market themself as a real estate agent. I’ve decided to write on this topic due to what I think is a very, very, very (very) important point – the fact that most realtors fail to make money. According to research, up to eighty-seven percent of agents fail within their first five years1. Personally, I believe that the statistics may be even more cruel than this as many leave the industry having completed few, if any, transactions. What is truly mind-boggling is that many agents continue to follow the advice and strategies which have been shown to lead to failure. Fortunately, we’ve had the privilege of working with realtors and helping them to grow their practice. I’m going to be using this series to talk about how agents can get ahead in their business and actually make a living. These tips will revolve around how to better market yourself online, how to effectively use mailers to get listing leads, and providing an understanding of the mistakes which get most realtors into trouble. I’m going to be addressing several topics over my coming articles. Issues which I will be analyzing include:

I’m going to be looking at these topics for a variety of reasons. First, there are a number of factors contributing to why realtors need their own website and not one simply provided by their broker. These factors include portability – meaning that the realtor can take their web presence with them when they switch brokerages. Another factor is the fact that having a professionally built website, as opposed to a template page from a brokerage, legitimizes the agent as someone who takes their business seriously. Second, buy building a website which utilizes IDX, an agent can integrate the MLS into their website. This comes with a long list of benefits which will be discussed later in this series. Third, very few realty websites are properly optimized for search engines. I will be discussing what I consider to be proper SEO when it comes to realty sites. Fourth, most realtors go about sending out mailers in the wrong way and lose money as a result of it. We will be discussing mailer strategies (including the automation of processes) which have been shown to make money for the agent. Finally, we will be offering tips from Mary Beth Downing of Keller Williams Advantage (who won an award from her brokerage for 2021 success).
